We found a home we like! How do we secure it?
Congratulations! If you are paying in cash or have already secured financing, we recommend placing a nonrefundable deposit to hold your chosen home.
A $1,500 deposit will hold it for one month.
If you are financing, a $1,500 deposit along with a bank approval letter will hold the home for one month. If financing will take longer than a month, please contact our office to discuss your options. The deposit will be applied toward the purchase price of the home.
Does Sherlock Homes Inc. offer financing?
Yes! We now partner with a lender to offer financing for our mobile homes. Loan terms include:
Minimum down payment of 5% for a minimum credit score of 600 with 20 to 25-year loan term
Minimum down payment of 10% for a Minimum credit score of 575 with 25-year loan term
To get started, select your home, place a $1,500 deposit to secure it (applied toward the down payment), and complete the lender’s application to determine your eligibility.
We also recommend local banks for financing. If you’re considering a mortgage company, please speak with our office for guidance.
What forms of payment do you accept?

For deposits only, we also accept credit and debit cards.
Does Sherlock Homes Inc. negotiate prices or take cash offers?
We offer the lowest cash price upfront, and our prices are firm.
What is included in the cash price?
We offer free delivery anywhere in Oklahoma! Setup is a separate cost and varies depending on the home's destination. While setup is not required to be purchased through Sherlock Homes Inc., we offer discounted and competitive rates for our customers.
Does Sherlock Homes Inc. connect utilities, install skirting, supply steps, or install air conditioners?
No, we do not provide these services. You will need to arrange for utility connections, skirting, steps, and air conditioning installation separately.
How Much Does Delivery & Setup Cost?

Setup Costs vary depending on the delivery location.
What is a Manager’s Special?
A Manager’s Special is a home that has been updated but not fully remodeled. These homes may have fresh paint, flooring, or minor repairs completed but are not fully redone like a remodeled home.
What is a DIY Fixer-Upper?
Our Do-It-Yourself (DIY) Specials are not in livable condition and require significant work—but they have a TON of potential! These homes typically include:
